Part 1: Mary Hines has a large 4 bedroom home in Winter Park, Florida. She rents out 3 of the 4 bedrooms to get extra income. The year is 2015 during the month of March. Ms. Hines had 3 female boarders until Jenny moved out yesterday.
Suzy Parker and Dawn Davis still rent a room for $100 a week which includes the room, utilities, and 1 meal a day which is dinner. Mary Hines put a sign on the corner directing potential boarders to her home. On Saturday, March 21 a female knocks at the front door.
Her name is Penny Larson and she wants to rent a room at Ms. Hines boarding house. Penny heard thru word of mouth that Ms. Hines has a great boarding house. Penny saw the sign and loves the idea of everything being included in the $100 a week rent.
“Hello young lady, welcome to my boarding house,” Mary said, “are you looking for a room to rent?”
“Yes mamm, my name is Penny and I need a place to stay,” Penny said, “can you show me the room?”
Penny is a cute girl age 19 with long black hair who is 5’ 4” tall and 120 pounds. The truth is Penny is a male named Peter who cross dresses. He wants to sign a 6 month lease before anyone discovers she is really a male. Once at the home it would be discrimination to make Penny move out just because she is really a male.
A tour of the home is given and Penny loves the bedroom. The room has a double bed, dresser, night table with lamp, and a color TV. A WIFI connection is available if desired. Penny has a laptop computer and the usual belongings like clothing. Being young Penny is leaving home for the first time.
“I will take the room mamm,” Penny said, “when can I move in?”
“It is only noon on Saturday so today would be fine,” Ms. Hines said, “you will have to sign a 6 month lease and pay one month’s rent.”
Peter who is Penny gladly signs the lease and gives Ms. Hines a check for $400. Peter got an inheritance from his grandmother who is wealthy. She is still alive but gave the grandchildren $10,000 each. Peter lives just 4 blocks away with his parents. They lectured Peter about living on his own. The parents put up with Peter being Penny but prefer he remained a male.
“Thank you young lady and you can move in today if you wish,” Ms. Hines stated taking the check.
“Great, I will go tell my parents and pack my things,” Penny said.
Suzy and Dawn are not at the girl’s boarding house at this time. Both work Saturdays at the local mall until 9 pm. Suzy works at the Music Store and Dawn works at the Book Store. They each work P/T and clear $300 a week after taxes. They own their own car just like Penny does. The driveway is a double wide one for boarders.
“I do have a few house rules but no need to worry about that,” Ms. Hines said, “no drugs or alcohol please and no excessive noise.”
“No problem Ms. Hines since I don’t do those things,” Penny said, “see you at about 2 pm with my belongings.”
Legal age in Florida is 18 but living at home Penny does not drink alcohol. She drives home to tell the parents the good news and they approve. Penny packs several boxes of clothes but leaves her male clothing behind. Penny grabs her laptop along with some personal care items. Penny is packed and back at Ms. Hines in 2 hours.
Penny does not know about Ms. Hines other rule. Anyone wetting the bed must wear a diaper. No problem since Penny has not wet the bed since she was about 5 years old.
Peter who is Penny is careful to look the part. He shaved his legs at first but resorted to using Nair. The permanent hair remover did a great job after shaving the legs first. Penny went as far as to remove any body hair including bottom and crotch hair. Peter is feminized like any female and speaks with a girl’s voice.
“I am sure you will like my other female boarders,” Ms. Hines said, “both are hard workers and very easy to get along with.”
“I hope it is alright I am unemployed at this time,” Penny stated, “I was given an inheritance but will find work eventually.”
“No problem as long as the rent is paid sweetie,” Ms. Hines said. “You can call me Mary if you wish.”
Peter is a bit nervous about being Penny in front of strangers. He does not want his identity given away. If it is Peter has a signed lease and is not going to be thrown out. He is happy about the situation and can’t wait to meet the other girls.
Supper that night is just Mary and Penny at the dinner table. Mary made a large pot of beef stew which is delicious. There is plenty left over for Suzy and Dawn after they get home. For dessert Penny is given chocolate cake with vanilla ice cream. This food is as good as mom’s at home.
“Thanks for the supper it was great,” Penny said going to her room.
Penny sets up her laptop and finishes any unpacking. There is a bathroom off the hallway for the boarders to use. It is big with a shower and bathtub and a double sink. Penny puts some personal items in the bathroom.
Before it gets dark out Penny takes a walk around the block for exercise. She comes back to watch television in her bedroom. Not long after 9 pm the other female boarders are home from work.
